Checks the Engineer will carry out during an Inspection:

  • Visual inspection and Let-By Test of the gas meter
  • Tightness test of the gas installation
  • Check the standing and operating pressure at the gas meter
  • Visual inspection of the gas appliance; conditions/seals etc
  • Gas rate, operating pressure at the appliance
  • Operation of safety devices
  • Spillage Test / Flue Flow Test (specifically for open flue gas appliances)
  • Ventilation checks (specifically for flueless and open flue gas appliances)
  • Flue Termination checks
  • Combustion analysis/flame picture

Landlord’s Obligations:

  • Appliances provided by the landlord must be checked for safety at least once a year.
  • Records must be kept for at least 2 years
  • Records must be given to the tenant within 28 days of the test being carried out
  • Checks must be carried out by a gas safe engineer with the relevant qualifications
  • Any existing record must be given to the tenant before moving in
  • If the occupancy is less that 28 days a copy of the current gas safety check must be displayed (specifically for HMOs)
