Checks the Engineer will carry out during an Inspection:
- Visual inspection and Let-By Test of the gas meter
- Tightness test of the gas installation
- Check the standing and operating pressure at the gas meter
- Visual inspection of the gas appliance; conditions/seals etc
- Gas rate, operating pressure at the appliance
- Operation of safety devices
- Spillage Test / Flue Flow Test (specifically for open flue gas appliances)
- Ventilation checks (specifically for flueless and open flue gas appliances)
- Flue Termination checks
- Combustion analysis/flame picture

Landlord’s Obligations:
- Appliances provided by the landlord must be checked for safety at least once a year.
- Records must be kept for at least 2 years
- Records must be given to the tenant within 28 days of the test being carried out
- Checks must be carried out by a gas safe engineer with the relevant qualifications
- Any existing record must be given to the tenant before moving in
- If the occupancy is less that 28 days a copy of the current gas safety check must be displayed (specifically for HMOs)
